We use a software called AppFolio that lets tenants pay their rent online, making it easier and quicker to collect payments. If we don't get the rent by the 5th of the month, we add late fees and send out reminders. If someone falls behind on payments, we take fast and legal action to fix the issue, so you, as the property owner, don't face any cash flow problems.
